"Having bought and sold many houses over the past 40 years, we've had many realtors, but Janet Shrager is the best realtor we have ever worked with. She was the perfect realtor to list our Santa Monica home, in the Gillette Square area. With Janet's prior experience as an interior designer, she was able to make suggestions for how to make relatively small changes to create the biggest impact. Using her helpful suggestions, we were able to change the whole look and feel of the house before selling it. I’m sure those changes made the house sell within the first few weeks of showing it.

Once she started showing the property to agents and prospective buyers, she was great about giving us immediate feedback as to how the showing went. After we got an offer and went into escrow, she was involved in every aspect to make sure things went smoothly. She was always there for us.

Although selling a house is a stressful experience even when things go well, I felt Janet’s involvement made everything go more smoothly. It's been a dream of mine to be a home owner in Los Angeles, what I consider to be the most amazing city in America.  I've been searching for properties in LA for over 2 years.  I've used various real estate agents who either told me I cannot afford property, or simply didn't invest the time in the search with me.  And then my friend introduced me to Janet Shrager, describing her as one of kind.  And that description of her was certainly an understatement.  From our first call, I told Janet of the high priority list of must haves, a list that all other agents had me feeling was too unrealistic for my budget.  However, Janet listened closely and provided me with all options that I should consider.  I wanted to live in Brentwood or Westwood.  Top floor, laundry in unit, 2 car parking side by side, 1200 square feet and more, low HOA, laundry, the list goes on....After building a strong rapport with Janet, within the first 2 months of working with her, she convinced me to consider Sherman Oaks, Encino, Valley Village, Studio City.  Never in my mind was that even a consideration, until I started looking at the homes within my price range and was absolutely blown away.  I never knew I would be able to swing a town-home, and because of Janet, I now live in the most perfect town-home with my growing family.  The home even has its own garage with plenty of storage and in an excellent neighborhood with all items on the checklist met.  Janet helped us get into this property before the end of the year which was a very tough task to undertake. The baby was coming in July and I wanted to have the energy to pack up, move out, unpack and nest for the near future.  A good school system topped the huge list I already cultivated but Janet stood by our side.  She went above and beyond, leaving her dinner party to show me yet another property, calling me all hours of the day to discuss things, and really partnered up to arrive at where we are today.  

It was a long journey.  But all along, I felt like she was quite maternal and so caring that we knew she had our best interest at heart throughout the process.  She is quick to respond to emails, texts and calls.  She is by the book and knows the laws of real estate well.  And ultimately, she left us in a property that we are just beyond grateful for.  If you are truly looking for a property, Janet is your gal.  We have never done this before so all the unknowns became of the known after working with Janet.  I sit here writing this note in my new home since I work from home, 3 months away from bringing my baby into this world and feeling an immense amount of gratitude for Janet for making this all happen.  As suspected, interested rates are going up, property inventory is going down, and our appreciation and endless love for Janet is ever so growing as we dive into the next chapter of our lives.  Thank you Janet.

It was not an easy time, Over 65 years of possessions that needed clearing out, siblings who fought me the entire way to carry out my parents’ final wishes and a determination for me to get the best price for a house not necessarily in the best condition, knowing that most offers would likely be from buyers wanting to raze the house to build anew. 

I had sold my own home and interviewed a lot of realtors/real estate agents to do so, so when it was time to interview realtors to sell my parents’ home, I was the wiser for the process. I knew the condition of the house, I knew the weight on my shoulders to get the best deal to distribute the proceeds to siblings, etc, so it was paramount to get a realtor who wasn’t in it just for the commission, but would be a small business partner in the sale with me. I actually had signed with another agent and, at the last minute, just had an intuitive, gut feeling that I had made a mistake, that I should be working with Janet. I actually had my estate attorney call the other agent to tell them they would not be the listing agent. So glad I trusted my instincts.

Several of the realtors gave me listing prices that felt low; it felt like they wanted an easy sale, that they didn’t want to do the work or saw the potential for a better sale. And although they said they knew the area, when I did research on them and/or received their presentations, it seemed that their listings were in neighborhoods other than the area in Sherman Oaks my property was located. It felt like they really didn’t know the neighborhood, my needs, or the potential for the property/sale.

But when I met Janet, I immediately felt at ease and that there was someone really knew the area, was in my corner, who clearly and passionately cared about my predicament and the house going on market and seeing that we got the absolute best price possible. It wasn’t about just making a sale; it was about serving me, the client.

She knew the neighborhood and so she completely understood many of the points I felt strongly about that, despite the condition of the house, the sale should warrant a solid listing price. Among them: she understood that the neighborhood was in close proximity to a lot of entertainment industry businesses: studios, post houses, etc, she understood that Sherman Oaks, Ventura Blvd, etc were becoming more vibrant; she understood the local schools and their reputations which should be a selling point; she understood that the things that made Sherman Oaks a desirable neighborhood — all points I was thinking as well. While other realtors I had interviewed seemed to throw together a presentation that had no real understanding of the neighborhood, pulling comps from outside the house’s immediate area, Janet felt more than comfortable and capable in communicating to other agents and prospective buyers these selling points. She wouldn’t have been able to do that unless she really understood the house, the area, and the market.  Her knowledge of neighboring houses that had been on the market both recently and historically, helped guide me with her expertise as well. Finally, she knew how emotionally attached I was to the house, how hard it was for me to sell and how my deep desire was to see it still stand, rather than be torn down to be remodeled. She really tried to find a buyer that would give me peace in a turbulent time. 

Janet really helped me from suggestions to prepping/staging the house to make it look as good as put it in its best possible shape for open houses/appointments with minimal costs. She knew how to protect me - knowing the house’s condition and my circumstances-  how to best close the sale for a fast and trouble free escrow.  And rather than taking the easy way out and trying to talk me into taking some offers that came in that were low ball offers and to be done with it,  she knew to hang in there with me, be on the journey with me to get the best possible price. In other words, she didn’t give up, give in, or try to talk me into doing something against my wishes. She served my needs, pure and simple. 

Finally, when there were some unexpected hiccups along the way, Janet calmed my frayed nerves, kept in contact with me to update and apprised me of the situations as they were unfolding. I never felt for a single second that she didn’t care or was “done” working with me. Whenever I called, she was there to answer and if she was predisposed, she called back as soon as possible. 

I’ve actually been to a lot of open houses and worked for a developer many years ago. I’ve never seen an agent take it upon themselves, provide these added touches… little touches to some, but I can’t even tell you how it added value to the presentation of the house on the market. Janet was also incredibly professional and went beyond what she had to do as my realtor. I would be in the house, prepping it while she hauled items into the house to prep for the open houses: bottled waters, etc. or stop by to see my progress in getting the house ready for open house. She agreed to have an additional open house to give us better opportunities (she really didn’t have to do that); she showed the house many times, so I know she was really working hard to get other agents and potential buyers to tour the property. Bottom line, she cared, she was knowledgeable, she was professional, she was committed, she gave me her very best. 

And to top it off, we sold the house for just a little below selling price, the house didn’t get torn down, and we actually sold the house at a higher price than the next door house sold for just about a year prior - a house that was in great condition, completely renovated and with tons of curb appeal. I think that’s the ultimate testament to Janet as a professional, as a caring person, as someone I would use again, if ever I had the need to hire a realtor."
